Housing Market 2026: Less Speed, More Strategy
The housing market is clearly changing. Where the past few years were all about speed and aggressive overbidding, things are now starting to calm down. That doesn’t mean opportunities are disappearing. In fact, this is exactly the phase where the right approach can make all the difference.
The number of property transactions is declining slightly, and this is immediately noticeable in practice. There are fewer viewings, buyers are taking more time to make decisions, and they are no longer automatically bidding well above the asking price. At the same time, house prices are still rising, but at a slower pace than before. The main reason remains the limited housing supply.
Interest rates are also clearly influencing buyer behavior. Buyers are becoming more critical and making more deliberate choices. Not only the price, but also the condition and level of finishing of a property now weigh more heavily. Whereas previously almost every property would sell, there is now a clear distinction between homes that are well presented and those that fall short.
Bidding behavior is also changing. Overbidding still occurs, but it is less extreme than before. At the same time, offers below the asking price are becoming more common again—something that was rare for a long time, but is typical of a more balanced housing market.
In Eindhoven and the surrounding area, this development is particularly interesting. Due to the continued growth of Brainport, demand for housing remains high, but buyers have become more selective. They are looking for quality and expect good value for money. Properties that do not meet these expectations tend to stay on the market longer or are sold at a lower price.
For sellers, this means a different approach is required. Simply listing a property online and waiting is no longer enough. Success starts with setting the right asking price, but presentation is at least as important. The first impression—from photography to styling and overall appearance—determines whether a potential buyer becomes interested or walks away.
This is exactly where the difference is made today. Homes that are professionally presented and strategically marketed still sell quickly and under favorable conditions. Without that approach, opportunities are missed and money is simply left on the table.
From our experience as real estate agents, we do not see this as a downturn in the market, but as a normalization. In such a market, success does not come automatically—it requires insight, preparation, and a well-thought-out strategy.
