Eindhoven housing market 2026: Clear increase in property sales
The Eindhoven housing market saw a clear increase in the number of property sales during the second quarter of 2026. While 603 properties were sold in the first three months of the year, this number increased to 775 in the second quarter. That represents 172 additional transactions, an increase of almost 29% in just one quarter.

What is particularly interesting is where this growth is coming from: apartments and terraced houses together account for almost the entire increase.

Apartments and Terraced Houses Stand Out
Of the 172 additional transactions in the second quarter, 94 came from apartments and 61 from terraced houses. Together, these two property types accounted for 155 additional sales, approximately 90% of the total increase.
Apartments also represent the largest segment, accounting for 348 of the 775 properties sold in the second quarter, followed by 262 terraced houses. The other property types also recorded an increase, although in smaller numbers. Corner house sales increased from 95 to 100, semi-detached houses from 35 to 40, and detached houses from 18 to 25.
The figures therefore show that the additional activity in the second quarter was largely concentrated in the apartment and terraced housing segments.
What Does This Mean for the Eindhoven Housing Market?
Eindhoven attracts a wide variety of home seekers. First-time buyers, young professionals, expats and families all have different housing needs and search within different parts of the market. It is therefore important not to focus solely on the average figures for Eindhoven as a whole. The market for an apartment near the city centre, for example, can be very different from that of a family home or detached property in another neighbourhood.
An increase in the number of transactions also does not automatically mean that every property is selling faster or that prices are rising at the same rate. The figures mainly indicate which parts of the market are currently seeing the most activity. This distinction is particularly relevant for property owners considering selling their home.
More Supply Gives Buyers More Choice
At the same time, we are seeing buyers gain more choice. According to the NVM, more properties also became available nationally, while the number of transactions increased during the second quarter. This additional supply gives buyers more opportunities to compare different properties before making a decision.
For an owner, it is therefore particularly useful to consider the properties potential buyers can choose from at that specific moment. If several comparable apartments are being offered in the same area, for example, this will influence how a newly listed property is viewed within the available supply. The current market surrounding a property can therefore be just as relevant as the prices previously achieved by comparable properties.

With 775 transactions in the second quarter, compared with 603 in the first quarter, the Eindhoven housing market entered the second half of 2026 with noticeably more activity. Apartments and terraced houses were the main contributors to this increase. Whether this trend will continue throughout the remainder of the year will become clearer as new market data becomes available.
For property owners, it remains important to look beyond general headlines about the housing market. Ultimately, what matters is the market surrounding the individual property: the property type, location, available supply and demand within that specific segment.
